Broker Price Opinions and Broker Opinions of Value are staple products in commercial real estate — routinely required by lenders, special servicers, institutional investors, fiduciaries, and attorneys. The problem isn’t the product itself; the problem is sourcing it.
The brokers who produce BPO and BOV work are almost always brokers who also want the listing. That creates a structural conflict: the opinion of value is shaded by what will earn the broker the assignment. Lenders and institutional investors know this, which is why they routinely require two or three independent opinions on the same asset — the number itself doesn’t mean much, but the cross-check does.
